Contracts Manager Aaron Coffey shares his thoughts on the construction industry and some of the key skills required for a successful career in it.

What is your job title and what does your role involve?

My job title is Contracts Manager at Gilbert-Ash, where I’ve been working for the past ten years. In my role I am responsible for overseeing the delivery of multiple construction projects simultaneously, ranging from new builds to refurbishments, primarily within the arts and education sectors. Each project has a dedicated site team and support staff that assist me in ensuring successful project execution. Additionally, I collaborate closely with the pre-construction team, estimators, and directors to help secure new contracts, playing a key role in the company’s ongoing business development and project acquisition efforts. One of my recent projects was refurbishment of the National Portrait Gallery – the largest in its 127-year history – which has since been nominated for this year’ Stirling Prize.

What was your career background?

My career background has been rooted in the construction industry, where I’ gained extensive experience over the years. Before joining Gilbert-Ash as a Contracts Manager, I worked in various roles that allowed me to develop a deep understanding of project management, site operations, and contract administration. I began my career as a site engineer, which provided hands-on experience in the technical aspects of construction. Gradually, I moved into management positions, gaining expertise in coordinating teams, managing budgets, and ensuring compliance with safety regulations. This progression has equipped me with the skills to oversee complex projects and collaborate effectively with stakeholders across all levels.

Were there any essential qualifications or experience needed for your role?

There are many pathways into the management side of the construction industry. You can pursue higher education, either part-time or full-time, through qualifications like HNCs, HNDs and degrees. These routes are available whether you’re just leaving school or transitioning from a trades background and looking for a career change. Is the industry what you expected it to be?

The construction industry has largely been what I expected, but it has also brought some surprises along the way. I anticipated the challenges of managing large-scale projects, tight deadlines and the need for strong teamwork, all of which are integral to the role. However, what has stood out to me is the complexity and variety that each project bring – no two are ever the same, which keeps the work engaging and dynamic. I’ also been pleasantly surprised by how technology has evolved, shaping the way we plan and execute projects, improving efficiency, and enhancing collaboration across teams. The industry’s fast pace and constant evolution have exceeded my expectations.

What advice would you give to anyone wishing to pursue a similar career?

For anyone wishing to pursue a career in construction management, my advice would be to gain as much hands-on experience as possible. Start by working on-site in various roles to understand the technical aspects and challenges of construction. Build strong communication and leadership skills, as you’ need to coordinate teams, liaise with clients, and manage stakeholders effectively. Learning about project management, budgeting, and health and safety regulations is crucial too. Be prepared for a fast-paced, ever-changing environment, and stay adaptable. Lastly, never stop learning – embracing new technologies and innovations will keep you competitive and prepared for the future of the industry.

Is there anything you know now that you wish you’ known sooner?

After 24 years in the construction industry, one key thing I wish I’ known sooner is just how important the people you work with are, just as much as the work itself. In the early stages of my career, I focused heavily on project delivery, timelines, and technical execution. But over time, I’ realised that the relationships you build with your team, clients, and stakeholders are equally crucial to success. At Gilbert-Ash, we truly believe that everyone matters, and this collaborative mindset has been a cornerstone of our approach.
